What kinds of homes do you buy?
We will look at anything within 3 hours of Atlanta metro under $500,000.
Can I cancel my contract at any time?
Yes. Anytime and for any reason. Even if it’s the day before closing. We want to work people who want to work with us. We care about having a good relationship and protecting our integrity way more than we care about any house.
Why would I sell to the Phillips Brothers instead of listing it myself?
Sometimes it may make sense to sell the traditional way. The benefits of selling to us can be summed up in two words: convenience and certainty. We will take the home in any condition, so you do not need to make repairs or even clean it out. You can choose the closing date, and that is the day you get paid. There will be no delays or hiccups that are due to our slip ups, and we are willing to put this in writing and back it up with a strong earnest money deposit.
How do you make your money?
This is where many other companies lack transparency! While our mission and purpose goes well beyond financial gain, we do have to stay in business. We make money by buying homes, putting some work into them, and then selling them on the open market, usually to first-time homebuyers. We take the risk of losing money (which does happen every once and a while) and also of the homes sitting a lot longer than we planned for (which happens a good bit).
Couldn’t I do that myself?
Yes, and many people do go that route. It is your decision on what level of risk you are comfortable with. Renovations can get out of hand quickly, can end up costing a lot more than budgeted for, and houses sometimes sit for months before they ultimately sell. Because of the volume of homes we are buying, we can afford to take risks that a typical homeowner usually can’t or doesn’t want to take. We have missed the mark several times, and have had many projects that we are holding for over 12 months! Some people prefer a quick and easy option that allows them to cash out quickly, and for those people, we are confident that we are the best option.
Are your offers negotiable?
Yes. While we have analyzed and bought many homes, we sometimes miss the mark, and we always hear you out as to why your home might be worth more than our offer.
What if I get a higher offer?
While we can't make any guarantees, we are always willing to negotiate, and will try to beat any other offer you may receive. ​
